The Building is situated in the business park Pettelaarpark. Its location facing the ringroad A2, means it is being seen from various angles.

Although a single building was planned on the site, two separate owners joined forced to develop the site. The resulting massing reflects the wishes of the clients to create two independent building, while providing the unity the urban planners envisioned.

The dynamic geometry gives the building its airy and transparent silhouet. By distinguishing the lower and upper part of the building, the scale of the building has been brought in line with the surroundings. By moving the upper part of the building in opposite directions, the courtyard between the buildings has been shortened and the visibility of both buildings has been enhanced. The parking has been hidden from sight by an elevated landscape.

Alternating spandrels of white glass and bronze coloured metal emphasise the layered massing. The pattern on the glass spandrels and the texture on the metal panels create a refined image that becomes more interesting as one moves closer.

The office floors have been laid out to maximise flexibility with compact cores and free structural spans. At ground level where the buildings connect lobbies, meetings rooms and a restaurant have been arranged around a central patio. One of the users has positioned its restaurant on the third floor making use of the south-facing roof terrace, overlooking the green meadows at the other side of the motorway.

Gebr. Heinemann Headquarters Extension Winning Proposal / gmp Architekten

Architects von Gerkan, Marg and Partners (gmp Architekten) have won the first prize in the competition for the extension of Gebr. Heinemann Headquarters in Hamburg’s HafenCity. The new building designed for the Hamburg-based, tradition-rich trading company impressed the jury as “an independent urban-planning and architectural contribution characterized by timeless, harmoniously self-contained architecture.” Viewed from the northwest, the new extension is a companion piece to the Maritime Museum, with the two buildings flanking the “Heinemann-Speicher” in the middle. From the Ericus Bridge, the new construction highlights the corner of the ensemble on Shanghaiallee and makes a characteristically urban statement. Gebr. Heinemann, originally founded as a ship supplier in Hamburg’s Speicherstadt district in 1879 and now a well-known, modern Hanseatic trading house on the international travel market, invited eight architectural firms to participate in the competition. The task was to extend the two existing warehouse buildings between the Magdeburg Harbor and Shanghaiallee to create an “ensemble of three striking blocks that form a harmonious triad representing the 19th, 20th, and 21st centuries.” The new structure directly adjacent to the headquarters and including underground parking, six floors of offices, and two recessed floors, will be built in line with the “Sustainable Construction in HafenCity” gold standard.

Like the Gebr. Heinemann company, the design reflects both the traditional solidity of the warehouse district and a flexible adaptation to modern requirements of HafenCity. Although a glazed structure connects it to the “Heinemann-Speicher,” the extension is independently useable with an inviting transparent space on the ground floor. Besides serving as an employee entrance, it can accommodate commercial spaces, an arcade, or a café. On the upper floors, users have maximum flexibility in floor plan design.

All the requisite functional areas are compactly organized around the central access area and the available floor space can be used for an open-plan office, individual offices, or anything in between. Like the main building and Maritime Museum, the design is characterized by multistory windows, a vertical façade relief, and brickwork typical of the region. The area freed by the two recessed floors forms two spacious roof terraces/roof gardens, mediates between the different eaves heights of neighboring structures, and adds an urban tone through dramatic cubature.

Within the next years a high-quality work and living space is originates for about 50 companies with approx. 500 employees on the area of the former “Post Garagen Areal” in Dornbirn. The Campus Dornbirn II was set up in the first construction phase 2008/2009 as the head building of a future business park.

Even the close connection to the “Fachhochschule Vorarlberg” is useful to generate a new scientific and research environment, were young entrepreneurs can set up their first business in a highly flexible business park.

The form of the monolithic building with his sharp edged facades produces a strong dynamic, which stands in a positive tradition of the booming and flexible architectural language of Dornbirn. The strong raster of the facade with his large windows provides an open view inside.

The ground floor of the building can be used as meeting and event space. With the design forum Vienna a corporation was developed for different exhibitions, which will be hosted several times a year.

Baku White City Office Building Proposal / ADEC – Azerbaijan Development Company

The Baku White City Office Building Proposal by ADEC – Azerbaijan Development Company just received the awards for Office Architecture and Office Development at the Asia Pacific Property Awards event last week. A development of an international level, Baku White City Office Building features offices and commercial areas. A beautiful plaza is planned in front of the building where the foundation stone of Baku White City is situated, and which will become a beginning of a vibrant promenade along the Nobel Avenue. With 429 awards bestowed upon 260 companies from 23 countries in the region, it was the biggest International Property Awards regional event in the awards program’s 19-year history. Lord Bates from the House of Lords in British Parliament presented the winning companies with special plaques during awards presentations.

The smooth silhouette is achieved by means of modern materials. The design height of this 10-storey building occupying 2 hectares is 50 meters, total area – 20 thousand square meters. Baku White City Office Building provides an installation of high-speed elevators, as well as the use of double-façade sound and thermo-insulation. Baku White City Office Building includes underground and a guest parking estimated for up to 365 cars. Along with landscaping, installation of solar as an alternative energy solution indicates the project’s environmental sustainability.

At its initial design stage, Baku White City Office Building became well-known among architects on the international arena and was repeatedly nominated as ‘The Best Project of the Future’ at international exhibitions while the whole project was the winner MIPIM Asia Awards 2011 in the category “Best Project of the future of Central and West Asia” and also received the award for “Best Urban Project” at the exhibition Cityscape Global 2011.

As a result of the government’s initiative to improve environment in Azerbaijan and in the capital particularly, Baku White City project was initiated with sustainability as its core value, where phenomenal architecture was a bonus.

Construction of the building began in February 2012 and will last 32 months with completion planned for July 2014.

‘PostZERO’ Nordic Built Challenge Finalist Proposal / Space Group Architects

Recently named as one of the finalists in the Nordic Built Challenge, Space Group Architects, in collaboration with BollingerGrohmann + Florian Kosche AS and AJL Engineers, shared with us their ‘PostZERO’ concept. An extension of an existing high-rise building in Oslo, the project aims to identify good ideas for how buildings can be transformed in a sustainable, innovative and cost-effective manner. The selected projects will now move on to phase two, where the proposals will be developed together with the client, EntraEiendom AS. The final winner will be selected in September.

Snailtower / Künnapu & Padrik Architects

The building consists of a 23-storey vertical block with flats and some offices, and of a horizontal parking house on four levels. On the north-east side, the building is bordered by a road and by the River Emajõgi, and on the south-west, by the Science Centre Ahhaa. The ground plan of the tower is a spiral. Thus a symbolic building emerged, where the spiral is expressed in the sculptural form of the upper part of the tower. This spiral sculpture contains the idea of the entire project.

The powerful tower gave the town of Tartu a new dominant feature. This dominance should certainly radiate good energy and constitute a suitable crown for the intellectual university town. From times immemorial, the spiral has been a dynamic symbol of both micro- and macro-cosmic life force. Spiral forms occur in nature from galaxies in the sky to tornadoes and maelstroms, from coiled-up snakes or conical seashells to man’s fingertips.

The spiral motif dating from the Neolithic period has been found in many European dolmens and stone engravings. Inhabitants of the Irish area used the spiral as a symbol of the sun. Spiral is linked with the idea of death and rebirth, by entering the mystical heavenly chamber, passing through its heart and re-emerging the same way. Sacred dances imitate this movement, and many European folk dance steps therefore use spiral movement. The spiral has always been a symbol of the development of life. It indicates that life develops from a point and revolves around it, constantly increasing.

This powerful spiral image at the top of the building is supported by an oblong horizontal of the parking house and the cupolas, by the globe, and by the cylindrical and cubical protrusions of the Science Centre. The composition as a whole should leave an impression of something that human beings might have at some point experienced – in childhood, travelling in distant lands, in a dream or in an earlier experience. The architectonics of the complex should reflect optimism and a positive mood. The flats are arranged around the central core, their radial walls expanding the view. Most flats have two or three rooms, some upper-floor flats have four rooms with terraces. All flats have splendid views of Tartu. The windows are organised in a singular, somewhat jazz-like key. The upper spiral balcony has viewing apertures, the whole room here is tense and dynamic.

Situated in an exposed position in Münster close to the Aasee, the office building forms the end of a row of buildings facing the lake. The starting point for the design concept was a provision in the development plan for the top floor of all buildings to be set back. By cre- ating several circular cut-outs, this set-back feature has not been limited to the top floor. 

It has been extended into the floors below by taking out cylindrical sections forming terraces and a covered entrance area. The cantilevered elements have been suspended so that all external terraces are free of supports. This has the effect that the otherwise stable rectan- gular shape appears to have lost its balance. However, this slightly irritating aspect lends the building its expressive and memorable appearance.
